How can I get a housing loan from ProCredit Bank?

You’ve picked out a piece of real estate that you wish to purchase?

Congratulations! You’ve taken the first huge step toward making your dream a reality.

Submit an Application and schedule a meeting with your Advisor

Prepare a list of questions you wish to ask in advance. This is a big decision and it’s a good idea to be as well informed as possible about each step.

Collect all of the necessary documentation

You will receive a bank decision in 10 days

Depending on whether the submitted documentation is complete, this period may be shorter or longer if documentation needs to be supplemented.  

Signing the Agreement and disbursal of funds into the seller’s account

Congratulations! If you’ve made it this far, this means that you will soon be holding the keys to YOUR flat or house.

Once the Agreement has been signed and the funds have been disbursed to the seller, the flat is now officially yours!

A preliminary decision is information on the amount of loan that you can count on receiving. This decision is brought very quickly and is based on the main documentation provided.

  • Collateral: 2 promissory notes of the loan beneficiary, first-order mortgage on real estate, administrative prohibition of the creditor, bonded real estate insurance policy and bonded life insurance policy - optional.

  • An open RSD account at ProCredit Bank and at least one salary paid in to the account

*Usklađivanje sa šestomesečnim EURIBOR-om se vrši polugodišnje i to primenom stopa objavljenih za dan 1. decembar i 1.jun, odnosno za prvi naredni radni dan ukoliko isti pada u neradni dan. Tako određen novi šestomesečni EURIBOR primenjuje se kod obračuna anuiteta koji dospevaju u narednih šest meseci, u odnosu na mesec decembar i mesec jun. Banka dostavlja klijentima Obaveštenje o usklađivanju u skladu sa ovim stavom, sa novim planom otplate.

Koja dokumenta je potrebno da klijent dostavi, kao dokaz da je reč o prvoj nepokrenosti?

  • Uverenje nadležne poreske uprave da klijent nije bio obveznik poreza na imovinu fizičkih lica počev od 1. jula 2006. godine. Ako je prebivalište bilo prijavljeno u različitim opštinama, uverenje je potrebno pribaviti za svaku opštinu.
  • Uverenje o prebivalištu počev od 1. jula 2006. godine.

How long does it take to approve a housing loan?

The time needed to approve a housing loan depends on the complexity of the application, and mostly on whether the documentation provided is complete.

Once complete documentation is submitted, a decision on the loan application is brought within 10 business days. 

The mentioned deadline may be longer if the documentation submitted needs to be supplemented.

What are the age thresholds for taking out a housing loan?

A minimum of 18 years of age at the time of approval and a maximum of 70 years of age at the time the final instalment is repaid.

Deviation from the maximum age limit is possible and implies that additional conditions must be fulfilled

How much is the down payment for a housing loan?

The minimum down payment is 20% of the value of the real estate.
